remember that we use all five senses when making decisions. This
is especially true in real estate. You never know when a smell,
or a certain color, or feel of stone brings your buyer back to
a certain time, or place, or experience. Below are some helpful
tips to help you key into all of your buyers senses and possibly
"bend the rules in your favor."
Sight:
Appealing to a buyers visual experience is first and foremost.
Clean uncluttered rooms combined with fresh cut flowers, and attractive
plants will speak volumes. A new coat of paint will enhance their
experience even more. Natural light is also paramount, make sure
you have the window dressing drawn to let plenty of light in.
Also try to keep dimly lit rooms bright with any practical lights
available.
Sound:
Sounds are a great way to alter your potential buyers
mood while enhancing the experience of viewing your property.
Soft music or natural sounds are calming, barking dogs are not.
Set the tone of your viewing by appealing to your buyers auditory
sense.
Smell:
Cooking odors can be a turn off to some, but a fresh
baked apple pie always smells like home! Near the beach one might
expect the fragrance of the ocean. In the country possibly pine.
But never pet odors. This is a sure way to give your potential
buyer a negative opinion about your beautiful property. Some say
the nose guides the way. The purchase of an air deodorizer will
always be worth its weight in gold.
Touch:
Be sure not to forget how much we like to touch. Tangible
items are easier to embrace, and are always a great bet. So make
sure to point out custom stonework, custom built-in wood furniture,
book cases, natural wood floors, and other features that make
your property unique.
Taste:
A bottle of water, coffee, or juice are always a nice
gesture to refresh the taste buds and awaken the other senses.
Paying attention to each of the senses will create a lasting impression
of quality long after your potential customer leaves your presentation.

them to make the decision to purchase your property. Highlighting
the sights, sounds, aroma, and feel of your beautiful property
